What a septic quote should include — line by line
A one-number quote is not a quote; it is an opening position. Here is every line a complete Ontario septic replacement quote contains, what each one covers, and which missing line costs owners the most when it surfaces later as a change order.
The rule of thumb: a real quote names the system class, states the soil assumption it was priced on, and itemizes at least eight scopes. Anything vaguer is a number designed to win the job, not describe it.

The eight lines every complete quote has
The three most expensive missing lines
| Missing line | How it comes back | Typical hit |
|---|---|---|
| Old-system disposal | “Contaminated material surcharge” after excavation opens | $2,000–$5,000 |
| Imported sand allowance | Test holes force a raised bed the quote never priced | $10,000–$20,000 |
| Restoration | Machine leaves; the yard stays a moonscape | $1,500–$4,000 |
Two quotes on different T-time assumptions are two prices for two different jobs. Before comparing anything, get all bidders pricing the same test-hole data — dig the holes first and hand every bidder the same log. That single move disciplines the whole table. Why quotes spread $15,000 apart is explained here.
The $18,950 line that never appears on a quote
A real worked example: 3-bedroom bungalow, conventional bed. Tank supplied and set, pipe, stone, fabric, one day of machine and labour, permit allowance — $13,049 with HST. The same job quoted at $32,000. The gap is design fees, markup, and labour you may not need to buy.
Two minutes on the free checker shows the numbers your own lot generates — daily flow, tank size, risk level — before anyone quotes you.
Walk in with your own baseline
The free 2-minute check turns your bedrooms, soil and water answers into a bed size and planning cost before any bidder arrives. Quotes stop being mysterious when you hold your own numbers — and the full cost tables show what a fair total looks like for every system class.
Quote questions, answered straight
Should a septic quote be itemized?
Yes. A complete quote names the system class, the soil assumption, and at least eight scopes. Lump-sum single numbers hide the lines that come back as change orders.
Is the permit included in a septic quote?
Sometimes — and it must say so either way. Design and permit work runs $800–$2,000 when bundled, and Ontario lets owners produce that package themselves instead.
What is an allowance in a septic quote?
A capped budget line for a known risk — rock removal, dewatering, imported sand. A quote with no allowances on a risky lot is not cheaper; it is just unpriced.
Does a septic quote include putting the yard back?
Only if the restoration line says so — grading, topsoil and seed are the most commonly omitted scope in Ontario septic quotes.
