What a septic quote should include — line by line

A one-number quote is not a quote; it is an opening position. Here is every line a complete Ontario septic replacement quote contains, what each one covers, and which missing line costs owners the most when it surfaces later as a change order.

The rule of thumb: a real quote names the system class, states the soil assumption it was priced on, and itemizes at least eight scopes. Anything vaguer is a number designed to win the job, not describe it.

The eight lines every complete quote has

1System class and size — named class, tank litres, bed length, and the T-time the sizing assumes
2Design and permit work — who produces the paperwork and files it, or an explicit exclusion (the $800–$2,000 line owners can take back for themselves)
3Excavation and disposal — the dig, the haul, and where the old bed material and tank go
4Materials — tank supplier, stone, pipe, fabric; spec named, not “materials incl.”
5Machine and labour — days on site, crew size
6Restoration — grading, topsoil, seed; the line most often silently missing
7Allowances and exclusions — rock, dewatering, imported sand: priced, capped, or excluded in writing
8HST and payment schedule — in or out, and when money moves

Compare quotes on the same soil

Two quotes on different T-time assumptions are two prices for two different jobs. Before comparing anything, get all bidders pricing the same test-hole data — dig the holes first and hand every bidder the same log. That single move disciplines the whole table. The $18,950 line that never appears on a quote

A real worked example: 3-bedroom bungalow, conventional bed. Tank supplied and set, pipe, stone, fabric, one day of machine and labour, permit allowance — $13,049 with HST. The same job quoted at $32,000. The gap is design fees, markup, and labour you may not need to buy.

Yes. A complete quote names the system class, the soil assumption, and at least eight scopes. Lump-sum single numbers hide the lines that come back as change orders.

Is the permit included in a septic quote?

Sometimes — and it must say so either way. Design and permit work runs $800–$2,000 when bundled, and Ontario lets owners produce that package themselves instead.

What is an allowance in a septic quote?

A capped budget line for a known risk — rock removal, dewatering, imported sand. A quote with no allowances on a risky lot is not cheaper; it is just unpriced.

Does a septic quote include putting the yard back?

Only if the restoration line says so — grading, topsoil and seed are the most commonly omitted scope in Ontario septic quotes.
