What This Service Is β€” and Why It Exists

Before any septic system can be designed or permitted in Ontario, two things must happen: someone must physically evaluate the soil on your property, and someone must produce a compliant system design based on those results. Most homeowners discover this only after they have already committed to buying land, started planning a build, or received a Health Unit notice requiring system replacement.

The conventional path is fragmented and expensive. You hire a soil evaluator to dig test holes and run a perc test β€” $800 to $1,800. You hire a designer separately to produce the permit drawings β€” another $1,500 to $4,000. You coordinate between them yourself, manage the Health Unit back-and-forth, and hope the designer has ever actually stood on a lot like yours.

On-Site Consultation & Property Walk

We meet you at the property and walk the lot together before any digging begins. We identify the optimal system location, confirm setbacks, assess access and topography, and discuss your project goals β€” new build, replacement, or addition.

Test Hole Excavation β€” We Bring the Equipment

We dig the required test holes within the proposed leaching bed location β€” minimum two holes, 1.5 metres deep, spaced 5 metres apart as required under Part 8 of the Ontario Building Code. You do not arrange equipment. We handle it completely.

Full Soil Profile Evaluation

We examine each test hole layer by layer β€” texture, structure, colour, and mottling that indicates seasonal water table depth. We document the complete soil log for the permit application. This data determines your system class and leaching bed requirements.

Percolation Test (Perc Test)

We conduct the percolation test to determine your soil’s T-time β€” how fast water drains in minutes per centimetre. Combined with the soil log, this determines leaching bed size and whether a conventional, raised bed, or advanced treatment system is required on your lot.

Complete Septic System Design

Based on soil results and your daily design flow, we produce a complete Part 8 compliant system design β€” tank sizing, leaching bed layout and dimensions, distribution system, cross-section drawings, and a to-scale site plan showing all required setbacks.

Permit-Ready Application Package

We compile the complete building permit application β€” forms, Schedule 1 designer declaration, soil evaluation documentation, perc test results, and all design drawings. Ready to submit directly to your Health Unit. We stay available for any reviewer questions that come back.

What Happens If the Lot Has Complications

Occasionally site conditions reveal that a conventional or raised bed system is not viable β€” high water table, shallow bedrock, or tight setbacks. If that happens we tell you honestly on the day of the visit. The design package in those cases identifies the available options and next steps. You are not charged more β€” the $2,000 fee covers the assessment and documentation regardless of outcome.
